Tenancy Application 

Thank you for your interest in renting a property with Landlo. Please take a moment to read the information below carefully before submitting your application.

This is a pre-application form - once we’ve reviewed your application and heard back from the landlord, we’ll be in touch. If approved we will carry out full referencing.

Before You Begin

Please make sure you have the following to hand:

  • The address of the property you’re applying for (you’ll find this on the listing)

  • Proof of ID (passport or driving licence)

  • For non-UK citizens: a government share code

  • Proof of address (dated within the last 3 months)

If you’re applying as a joint tenancy, everyone aged 18 or over must be included in the form.

 

If Your Application Is Accepted

If your pre-application is approved by the landlord, you will be required to:

 

1. Pay a Holding Deposit

  • Equivalent to one week’s rent

  • This reserves the property while full referencing is completed

  • If successful, this amount will be deducted from your first month’s rent

 

Important: The holding deposit may be withheld if:

  • You or your guarantor withdraw from the application

  • You fail a Right to Rent check

  • You provide false or misleading information

  • You do not sign the tenancy agreement within 15 calendar days (unless otherwise agreed in writing)


 

2. Complete Full Referencing

Referencing is carried out by our trusted partner, HomeLet, who will assess your suitability as a tenant and may contact employers or previous landlords.

Affordability guidelines:

  • Combined gross household income must be at least 30 times the monthly rent

  • Example: Rent £1,000/month → combined income should be at least £30,000 per year

If you do not meet this threshold, you may need a UK-based guarantor.

 

The guarantor:

  • Must be a UK resident

  • Must be in full-time employment

  • Must earn at least 36 times the monthly rent per year (covering the full rent, not just a share)

  • Will undergo full referencing through HomeLet

  • Must sign a deed of guarantee, legally committing to cover your rent if you fail to pay


 

3. Sign the Tenancy Agreement

  • All adults aged 18 or over must sign the tenancy agreement before moving in.

  • The agreement will be issued after successful referencing.


 

4. Pay Deposit & Rent 

You will need to pay, in cleared funds before the tenancy starts:

  • Security deposit (up to 5 weeks’ rent)

  • First month’s rent

Your deposit will be protected within a government-approved tenancy deposit scheme.


 

Right to Rent Checks

By law, all adult tenants must prove their legal Right to Rent in the UK before the tenancy can begin.
