If your tenants fall into arrears or breach their tenancy agreement, this service aims to provide continued rental income and professional assistance in regaining possession of your property.
Our team oversees the process on your behalf — managing documentation, correspondence, and coordination with legal professionals where required.

Eligibility & Terms
To access the Rent Protection and Legal Expenses Service, certain conditions must be met at the outset of the tenancy. This service is only available on new tenancies that are fully set up and managed through our us.
The service is subject to a minimum term and is delivered at our discretion on accordance with our full terms of business, based on compliance with our operational procedures and third-party criteria. It does not constitute an insurance product or create a contractual relationship between the landlord and any insurer.
To benefit from this service, the tenancy must meet the following criteria:
- The property is managed in full by us
- Rent is collected by us
- Tenant and guarantor referencing (if applicable) is conducted and approved by us
- A third-party inventory is in place
- All required certificates and compliance documents (including EPC, Gas Safety Certificate, and EICR) are valid and kept up to date
- Any required licences (e.g. HMO or local authority) are in place
- The tenancy deposit is protected by us.
- This service is only available on new tenancies set up by us.
This is not an insurance product, policy, or regulated financial service. The Rent Protection and Legal Expenses Service is a service provided by Landlo, and any payments made to you under this service are provided in accordance with our service agreement.
The landlord may have an insurable interest; however, no direct relationship exists between the landlord and the underlying insurer. All obligations to the landlord arise solely from Landlo under the terms of this service.
In the event we make any payment to you under this service, all rights to recover such sums from the tenant, guarantor, occupier, or third party shall be subrogated to us and/or our service providers. We may take steps in your name (if necessary) to recover any such sums, and you agree to cooperate fully if required.
If you recover any payment from your tenant or a guarantor after receiving a service payment from us, you must notify us immediately and forward those funds (up to the amount paid by us) without delay. Recovery and enforcement decisions remain solely at our discretion. Please refer to our terms of business for full terms.
