Management Fee

The management fee is deducted automatically from rent received on a monthly basis.

Rent Collection

We collect rent directly from tenants and transfer it to you, all funds are held in a client account.

Compliance Monitoring

We will check and arrange for gas safety, EICR, EPC, and other compliance requirements.

Tenancy Renewals

Efficient handling of renewals at no extra charge, we will negotiate terms and prepare any documentation

Vacant Management

We will visit the property monthly if vacant, our fee will revert to a simple flat fee.

Landlord Dashboard

A central online hub, including property documents and details of any ongoing repair requests.

Tenant Portal

Contains helpful guides and repair reporting, designed to streamline communication and support.

Payable in advance when requested, ensuring a smooth and efficient tenant sourcing process.

This service is only available to landlords enrolled in our full management package and cannot be purchased separately.

Tenant Referencing - £60 per tenant (if required separately)
Tenant referencing, Including right to rent check (if required separately from the tenant find)
Vacant property management fee: £100pcm 
Our management fee will revert to a flat £100pcm fee if the property is vacant, this includes one monthly property visit. Any additional visit is charged at £60 for vacant properties. 
Interest on unpaid fees - 3% above Bank of England Base Rate
3% above Bank of England base rate per annum, calculated daily.
General repair and maintenance works under £2000 - no surcharge
For active tenancies, no surcharge or administration fee will be added to general repair and maintenance works (e.g, fixing a broken boiler) costing under £2,000. You’ll only pay the exact cost quoted by the contractor.

This does not apply to compliance services or any other services listed in our landlord fees list, these include an administration fee for arranging and overseeing the work, and are presented as fixed service costs for clarity and convenience.
General repair and maintenance works over £2,000 - 10% surcharge
For active tenancies, a 10% service fee will be added to general repair and maintenance works costing over £2,000. This fee covers administrative handling, coordination, and scheduling. The total cost will include both the contractor's invoice and the service fee.
Property float / working balance - £500
We require a property float of £500, collected from the first month's rent, to cover routine maintenance, emergency repairs, and compliance checks. This amount is maintained throughout the duration of our services. Any unused float will be fully refunded upon the termination of our services. We may adjust this amount periodically to reflect changes in the property’s maintenance requirements.

Gas Safety Certificate - £90*
Our team arranges for a certified engineer to conduct the legally required annual Gas Safety Check, ensuring your property’s gas appliances meet all safety standards. (fee Includes two gas appliances)
EPC Certificate - from £90*
We will arrange for an Energy Performance Certificate (EPC), a legal requirement for letting properties, ensuring compliance and maximising energy efficiency. valid ten years. (Price includes up to three bedrooms)
EICR Report - from £190*
We arrange for a qualified electrician to perform an Electrical Installation Condition Report (EICR), a legal requirement for rental properties. An EICR must be renewed every five years.

Legionnaire Test - £150*
Landlords are required to ensure that the water supply at their property is working properly and to protect tenants from Legionella. A risk assessment must be carried out specifically considering the risk of legionnaire’s disease. If required, we can arrange for a Legionnaire test to ensure your property’s water systems are safe and compliant with legal requirements.

Smoke and Co2 alarm install - from £40
If the property needs new fire and co2 alarms we can arrange for this to be purchased and installed. Price will depend on the property, and if a battery or mains powered alarm is required.
Combined Boiler Service + Gas Certificate - £180*
A legally required gas certificate, in addition to an annually recommended boiler service.
360° Tour & Floor Plan - £160*
We arrange a professional 360° virtual tour of your property, complete with a detailed floor plan to highlight its layout and key features.
Inventory & Check in Report - from £190*
We arrange a thorough inventory and check-in report before your tenant moves in—clearly documenting the property’s condition and contents to help protect you in case of deposit disputes.
Check out report - from £140*
We arrange a thorough check-out report at the end of the tenancy to document the property's condition, helping to ensure a fair deposit return.
Tenancy deposit dispute fee- £80
Support with handling deposit disputes, including evidence collation and communication with the deposit scheme.
Waiting at property- from £65
We’ll attend the property and wait on your behalf—for contractors, deliveries or other scheduled visits.
Additional Viewing- £65
Organise an extra viewing for prospective tenants outside of the initial scheduled group viewings.
Key Cutting - £25
We offer key cutting services at just £30 per key, ensuring your tenants have access to high-quality copies while maintaining security and convenience.
PAT Testing - from £90*
Ensuring electrical appliances in your rental property are safe and compliant is essential for tenant safety and legal requirements. (Includes up to 15 appliances)
Fire Doors Check - from £65*
A safety inspection to ensure that fire doors within the property meet legal compliance standards. This includes checking door closers, seals, gaps, and overall functionality to ensure they provide adequate fire protection in accordance with fire safety regulations.

Fire risk assessment - from £175*
We can arrange for a fire risk assessment, this is a legal requirement for HMO's. Price will depend on property size, and postcode.
Supply / Install of Key Safe -from £120*
In addition to holding keys for your property, at your request we also offer a free key safe installation at the property. This includes cutting an additional key and securely storing it in the key safe. This allows authorised individuals, such as contractors or emergency responders to gain access promptly if required,
International bank transfer -£20
Price per transfer, for transferring funds to an international bank account.
Pre Tenancy Cleaning - POA
We can arrange for a pre-tenancy clean. Fee will depend on property size, the level of cleaning required and postcode.

We strive to provide exceptional service for both landlords and tenants, and our cancellation policy reflects that commitment. With no fixed-term contract, you have the freedom to leave at any time with just three months’ notice.

  • If you provide three months’ notice, standard management fees will continue to apply during this period.
  • Or if you prefer to cancel immediately, a fee equal to three months of management fees will be payable upfront.

This fee is based on the actual rent if the property is tenanted, or the market rental value if the property is vacant.
