How does the management fee work?

We coordinate all maintenance and repairs with trusted contractors. You’ll always be informed before any routine work is carried out.
Are there extra charges when you arrange repairs?
We don’t add any surcharges for arranging repair or maintenance work under £2,000 during active tenancies. This means that when you need general repairs or maintenance (e.g., fixing a broken boiler), you only pay the contractor’s fee. We’ll simply pass the invoice to you or deduct the cost from the rent received. For works over £2,000, we charge a 10% surcharge for arranging the repairs. Compliance and additional services listed in our landlord fees may include separate admin charges.

Yes, we’re fully registered with Propertymark and comply with all the relevant legal and regulatory frameworks, including client money protection, deposit protection, and membership of a redress scheme. Do you manage blocks or work with tenant associations?
We specialise in managing individual rental properties, including HMOs and single lets. We don’t offer block management or leaseholder services, these tend to fall under a very different area of property management. Our focus is on providing a high-quality, reliable service for private landlords and investors, where we can add real value and take ownership of the full tenancy process.
